These terms apply when booking apartments at Marina Breeze Family Villa (Bar, Montenegro) directly through marinabreezevilla.com, WhatsApp, or phone. If you book through Booking.com or Airbnb, that platform's own terms also apply.
Submitting the form on the site is a request, not an automatic confirmation — it's sent to the villa's host (Mike) via WhatsApp. A booking is confirmed only once the host replies in person, with dates, apartment, and price agreed. We typically reply within the day.
Current nightly rates are shown on the site for each apartment and may vary by season and length of stay — the booking form's calculator shows the exact total. Online card payment is not yet enabled on the site; the payment method and schedule (including any deposit) are agreed individually once the booking is confirmed.
Change and cancellation terms depend on the specific booking and are discussed individually at confirmation — we try to be flexible when plans change with reasonable notice. For the exact terms on your booking, message Mike directly on WhatsApp.
The villa consists of three separate apartments (Apartment 1 "Luxury", Apartment 2 "Family", Apartment 3 "Garden"), each with its own capacity and amenities — details are on each apartment's page. Parking near the house is free but is not within a gated villa perimeter. Pets are welcome with advance notice — please mention this when booking. Answers to other common questions are in the FAQ section on the homepage.
Guests are responsible for the condition of the apartment's property during their stay. The host is not liable for events beyond their reasonable control (force majeure) that may affect stay dates.
Booking arrangements are governed by the laws of Montenegro, where the villa is located.
